Advisory to Village Zoning Cord Revision 2015 – 2017
Village of Southampton

Consultant to Village of Southampton to develop the Zoning Code revision analysis and suggestions.  
Residents are sensing that the recent development trend is building to the maximum, which is becoming harmful for the Village character.  Current Zoning Code does not protect it.  Studio a/b architect was asked by Village of Southampton to study Zoning Code revisions for protecting community character against recent development trend change.  

Using GIS mappings and statistic data analysis, we proved that the “recent developments are maximizing buildings size,” is not only a sense, but is actually happening fact.  This proof supported the logical base of Zoning Code revision.

Based on our studies of the existing streets, new and old buildings, existing Code, and other communities’ examples, potential revisions were proposed:

Principal Building Size, Gross Floor Area, Side Setback, Number of Bedrooms, Accessory Use, Lot Coverage, Environmental Issues Related to Lot Coverage, Height, Building Mass, Proportional Limits on Building Size, Street Character and Community Issues, Preservation of Historic Character, and Develop Contextual Zoning.
